Building Services Manager

Here's what you'll be doing

Base location – Solihull or Nottingham with regular travel to other E.ON sites within the UK an essential part of the role

 

Salary - £60,601 - £73,963 plus excellent employee benefits and career progression

 

We are looking for a Building Services Manager who will be responsible for ensuring high performing and cost-efficient building services are delivered through our external Total Facilities Management (TFM) provider, whilst adhering to all legal, compliance and safe working practices.

 

Providing leadership and operational management in the overall delivery of building services, working closely with senior/relevant stakeholders throughout the business and the outsourced TFM provider.

 

Main responsibilities of the role

With the TFM provider

  • Ensure the outsourced TFM provider and other third-party service providers deliver efficient, compliant, cost effective & professional building services which meets the evolving needs of the business.   
  • Influence the development and delivery of the TFM outsourced contract covering all building services related categories through operational reviews.
  • Ensure KPI’s are in place and suppliers are delivering against the needs of E.ON.
  • Ensure third-party service provider costs are controlled and necessary, challenging on cost and seeking options for alternative solutions.
  • Support decisions on which site services related suppliers should be awarded contracts, following adherence to the appropriate procurement processes.

Compliance

  • Responsible for all aspects of building compliance and legislation e.g. Asbestos, Legionella, Fire, electrical safety.
  • Ensure building performance and compliance to maintain asset quality and safety standards.
  • Responsible for developing and delivering a programme of compliance audits across all sites, tracking actions and monitoring progress.
  • Develop and deliver building management operational processes, keep up to date documentation and maintain reporting methods ensuring they are consistently applied and comply with relevant E.ON policies/ standards/ compliance obligations and external standards.
  • Consider sustainability in all works delivered not just focusing on cost.

Stakeholders

  • Be the single interface between business(es) and the key stakeholders that use the site and the TFM provider.
  • Working closely with the key business(es) stakeholders and the TFM provider to ensure that the site is supporting the facilities management needs of the business(es) working from that site including any necessary escalations in respect of the TFM services and/or any complex/non-standard facilities management requirements.
  • Support the business, with regards to facilities services, to deliver their objectives/projects/ways of working and ensuring our sites are a great place to work.
  • Own site forum relationships and build relationships with key site stakeholders; proactively driving discussions and influencing decisions with building management expertise.
  • Operational support to CREM Property and Projects Team on the delivery of site projects.

Incidents

  • Responsible for managing any operational related accidents and near hit investigations with the outsourced service provider and taking action to prevent any reoccurrences.
  • Play a lead role in Business Continuity and provide out of hours availability to support and manage operational incidents which could lead to initiating business continuity arrangements or site disaster recovery plans.

Continuous improvement

  • Create an environment which promotes continuous improvement and the implementation of best practice.
  • Constantly challenge how we do things; review current ways of working and identify and champion simplification/digitalisation opportunities.
  • Promote knowledge share throughout CREM & BR and the wider organisation to improve awareness and visibility of the building site services offering.

 

Each BSM will have primary responsibility for the sites allocated to them but are also required to support cover for the sites allocated to the other BSMs (where necessary to cover leave, periods of absence, in emergencies etc.).  The role must work collaboratively with other BSMs to ensure consistency of approach.

 

What we need from you

  • Educated to degree level or equivalent in a relevant discipline associated with facilities management.
  • Minimum of 3 years proven leadership experience in the delivery of operational building services across multiple sites in a fast-changing business environment.
  • An understanding of relevant legislation and compliance in relation to facilities management.
  • Support development of facilities management strategy, influence stakeholders and translation into operational delivery.
  • Ability to work independently/unsupervised and deliver required outcome, but also together as a BSM team to ensure a joined-up approach; delivering consistency of how the role is performed and flexibility to support each other.
  • Proven contract management and supplier development skills.
  • Risk identification, management and mitigation.
  • Financial and commercial awareness.
  • Ability to initiate and execute change.
